Will sunny Palm Beach County remain a bright spot for real estate in 2024?

The county's red-hot real estate market is expected to remain steady next year, but one sector already is showing signs of cooling off, at least looking ahead for the next few months.

While high interest rates have hurt housing prices in some major cities, the migration of people to southeast Florida during and after the pandemic continues to fuel demand for homes, shops and offices. However, the frenzy for office space has waned during the past year, prompting business leaders to predict that demand for space will continue in 2024 but at a slower pace.

On the housing front, Palm Beach County continues to see strong demand, albeit with thin supply.

Index Investment Group wants to build an office project with retail, a café, apartments and a marina in Jupiter, marking at least the third time the firm has attempted to develop the waterfront site in seven years. 

The Jupiter-based company is proposing the two-building project on 3 acres it owns at 401 North Alternate A1A along a canal, according to an application Index filed to the town and records database Vizzda.

Flagler’s Wharf, as the project is called, would include a five-story building with 30,000 square feet of offices on the top two levels, parking on the first three levels, and about 2,000 square feet of ground-floor retail, Index founder Bjarne Borg told The Real Deal. The Cannonsport apartments and the adjoining marina on Singer Island in Palm Beach Shores sold for $58.5 million.

Cannonsport Condominium LLC and CNRI-Cannonsports LLC, both affiliates of Columbus, Ohio-based Nationwide Realty Investors, sold the 36 apartments at 176 Lake Drive and the 54-slip marina to PBS Condominium LLC, PBS Marina LLC and Marina Parcel B, managed by Jay L. Lobell of Baltimore-based JSB Capital Group and Ryan B. Johnson of Palm Beach Gardens-based Johnston Group.

S3 RE Cannonsport Funding provided a $60 million loan to the buyer. Property data firm Vizzda confirmed the buyer and seller information.

A restaurant long familiar to northern Palm Beach County families is poised to take over the now-empty breakfast-and-lunch spot at Carlin Park in Jupiter.

The Dune Dog Cafe will open its fourth location at the site long occupied by Duke’s Lazy Loggerhead Cafe under a plan which Palm Beach County commissioners will consider Tuesday.

Lazy Loggerhead closed in August 2022 after 25 years of serving waffles, pancakes, burgers and BLTs to beachgoers at the Jupiter park. It was a favorite of those who lived between the Jupiter Inlet and the Juno Beach Pier.

Freeport Equity bought a pair of Montessori schools in Jupiter for a combined $12.9 million. 

The Boston-based firm bought two Turtle River Montessori schools, at 740 West Indiantown Road and 926 Maplewood Drive, in separate deals from Rohit and Bharati Dandiya, according to records and real estate database Vizzda. Freeport took out an $8.4 million cross-collateralized loan from Amerant Bank. 

Completed in 1997, the school on Indiantown Road consists of a one-story, 11,000-square-foot building on 1.2 acres, Vizzda records show. It offers programs for children from 18 months to kindergarten. Freeport paid $4.3 million for the property.

Texas Roadhouse purchased a 3 acre commercial parcel in Lake Park for $2,400,000. A resolution was passed in July, permitting the development of the Texas Roadhouse on the southeast corner of N. Congress Avenue and Watertower Road. The site plan calls for a 7,926± SF restaurant situated directly north of Culver's.

A Chicago-based retail real estate investor made its first foray into South Florida with the acquisition of a Palm Beach County shopping center.

An affiliate of Bucksbaum Properties paid $27.1 million for Plaza La Mer at 849 Donald Ross Road in Juno Beach, according to records and Vizzda. The deal breaks down to $225 per square foot for the 120,152-square-foot retail plaza.

The seller, an entity managed by Inanc Kirgiz in Delray Beach, paid $3.6 million for the property in 1993, records show. Sitting on 10.2 acres, Plaza La Mer consists of five single-story buildings completed in 1988. The shopping center’s 32-tenant roster includes Dunkin’ Donuts, Tire Kingdom, Loggerhead Fitness and Trust Co. Bank.
