A local telecommunications company will relocate its headquarters to a 40,000-square-foot office space in Palm Beach County.

Dycom Industries (NYSE: DY) closed on a lease to occupy the top two floors of 300 Banyan, a 12-story office building now under construction at 300 Banyan Blvd. in downtown West Palm Beach.

Dycom will move into 300 Banyan in the first quarter of 2025, said a spokeswoman for the building's developers, West Palm Beach-based Brand Atlantic Real Estate Partners and Greenwich, Connecticut-based Wheelock Street Capital. The building is slated to be finished in April, she added.

The Palm Beach Town Council will get its first look Wednesday at the new restaurant superstar chef-restaurateur Thomas Keller plans to open in the spot once home to Worth Avenue’s iconic Ta-boo.  

Turns out, the new eatery will be called Ta-boo.  

That’s according to documents filed by property owners 219 Worth Avenue Holdings LLC, which detail the upcoming restaurant at 221 Worth Ave. as continuing the legacy of the eatery that had served the town for eight decades before its forced closure in May 2023.  

Council members during the restaurant’s upcoming Development Review meeting also will be voting on the special exceptions required to open a restaurant and a special exception tied to the expansion of the restaurant.

The Cottonwood West Palm Apartments in West Palm Beach were sold for $85.3 million.

CC West Palm LLC, an affiliate of Salt Lake City-based Cottonwood Communities, sold the 245 apartments at 7100 Okeechobee Blvd. to PP CWPB Investors LLC, care of New York-based Pantzer Properties. CBRE Capital Markets provided the buyer with a $50.02 million mortgage that matures in 2029. Property data firm Vizzda confirmed the buyer and seller information.

The price equated to $340,816 per unit.

The apartment complex last traded for $66.92 million in 2019, so it had a nice gain in value. That’s a reflection of the sharp increase in rents in Palm Beach County over the past five years.

Sears,  struggling financially for years nationwide, has ended its 36-year run at The Gardens Mall and closed its doors.

The store was one of the original anchor tenants when the mall on PGA Boulevard east of Interstate 95 in Palm Beach Gardens opened in 1988. The others were Burdines, since closed, and the second Macy’s in Florida.

The 147,592-square-foot store was once known for tools, appliances and other household goods, as well as apparel and shoes for the entire family, and even auto repairs.

New York University's health system paid $33 million for a West Palm Beach office building with a pending redevelopment plan.

MCM 324 Datura LLC, managed by Mukang Cho of Boca Raton-based Morning Calm Management, sold the 68,811-square-foot office at 324 Datura St. to the nonprofit university, on behalf of NYU Langone Health. Property data firm Vizzda confirmed the buyer and seller information.

It last traded for $10.65 million in 2021, so it more than tripled in value. That’s probably a reflection of the development plans for the 0.65-acre site, not the value of the 74-year-old building that currently sits there.

An upscale Southern Mediterranean restaurant is set to open in Palm Beach County early next year.

Ara, at 1406 Cypress Drive in Jupiter, will be a 3,760-square-foot restaurant that can hold approximately 125 patrons. It is owned and operated by Steven Fondu, a Jupiter-based restaurateur with bar and restaurant management experience.

Anna Woodman Interior Design announced it has been hired as the project's designer.

Fondu hired Kayla Casale as Ara’s executive chef. Casale previously worked at The French Laundry, a three-Michelin-star restaurant under the Thomas Keller Restaurant Group in California. She has also worked at the renowned Wolfgang Puck Bar & Grill in Las Vegas.

Hudson Capital Properties, a private local developer, acquired the Bella Villagio Townhomes near Jupiter, Florida, for $15 million or just under $940,000 per townhouse.

The 16-unit property is in the village of Tequesta, a northern Jupiter suburb. Constructed in 2017 and located at 3770 County Line Rd., the property has three shopping centers within one mile, as well as proximity to beaches.

The property was originally listed for $15.9 million, according to marketing materials. It was last sold in 2021 for just under $10 million.

Northlake 20 LLC, managed by Carlo Aldo Basile in Loxahatchee, sold 16.5 aces on the southwest corner of Northlake Boulevard and Bay Hill Drive, south of the Sandhill Crane Golf Club to the Arlington, Texas-based homebuilder (NYSE: DHI). Will sunny Palm Beach County remain a bright spot for real estate in 2024?

The county's red-hot real estate market is expected to remain steady next year, but one sector already is showing signs of cooling off, at least looking ahead for the next few months.

While high interest rates have hurt housing prices in some major cities, the migration of people to southeast Florida during and after the pandemic continues to fuel demand for homes, shops and offices. However, the frenzy for office space has waned during the past year, prompting business leaders to predict that demand for space will continue in 2024 but at a slower pace.
