A developer is touting the tiny town of Palm Beach Shores on Singer Island as an area ripe for luxury oceanfront properties, with sales underway on one project and another in the early stages of planning.

The Atlantic Group of Companies opened sales this month on its new Pearl condominium with units starting at $4 million and going as high as $7.5 million for a penthouse unit in the six-story building.

Palm Beach Shores, which sits at the southern tip of Singer Island hugging the Lake Worth Inlet, also known as the Palm Beach Inlet, has about 1,400 residents and was called a “hidden gem” by Deepak Khosa, founder of the Atlantic Group.

Cornerstone, a five-story building with 15 high-end residences at the southwest corner of U.S. 1 and Indiantown Road in Jupiter, is slated to be completed by September. However, it will not include a 14-slip public boat dock as previously planned.

Construction workers are putting the final touches on the white, modern coastal-style structure with blue canvas awnings. Planting on the parking garage’s landscaped roof has begun, with several types of mature palms already installed and more to follow. The park-like “green” roof area is highly visible from the intersection across from Harbourside Place but will not be open to the public.

Tampa-based Sila Realty Trust has picked up a West Palm Beach medical office building.

The 25,150-square-foot two story building is fully leased by OB/GYN Specialists of the Palm Beaches, which specializes in high-risk pregnancies and births.

Sila paid $9.85 million.

According to a statement announcing the deal, the practice has seven location across West Palm, Boca Raton and Delray Beach. It is part of Unified Women’s Healthcare which has 925 centers and 36 fertility clinics in the U.S.

Sila did not disclose the property’s address, but according to the health care provider’s website, it’s West Palm Beach office is located at 770 Northpoint Parkway. Property records have not been updated to record the purchase.

Billionaire and Miami Dolphins owner Stephen Ross revealed plans for two office buildings in downtown West Palm Beach that would total nearly 1 million square feet, which would add to his major office holdings in the city.

New York-based Related Cos., led by Ross, said the East and West Towers would be located at 550 S. Rosemary Ave., within the mixed-use project the Square, formerly known as Rosemary Square. They would total nearly 1 million square feet, including 60,000 square feet of ground-level retail and restaurant space. There would also be 40,000 square feet of outdoor activity space.

The city of Riviera Beach executed a 99-year ground lease with the Related Group and BH Group for development of its marina property.

City officials selected the team of Miami-based Related Group, Aventura-based BH Group and West Palm Beach-based Tezral Partners to build a multifamily project at the city-owned marina in January. The property at 190 E. 13th St. is along the Intracoastal Waterway and already includes an event center, a tiki market and watersports facilities. That deal is now official with the lease approved.
